Whereas a buyer can tell whether or not competition will be harsh, and if so expect that you may be getting less house for the money since prices will adjust up when the “DOM” (Days On Market) are lower. Right now you will see the DOM are optimal for both buyers and sellers.
In other words the market conditions aren’t as bad as the media would have you believe, considering the rest of the economy, and using past sales history, we’re actually in a sales flow of around the 2000-2001 period. So then in reality right now would be a great time to sell if you are thinking about it, and with interest rates at such low points and prices at a 2.0+ affordability rate buying is just a wise choice for those wanting to own instead of renting, or move up in housing, or downsize for that matter.
